Community Policies

1. No chalk, crayon or other writing material shall be placed on any surface, inside or outside the buildings.

2. No sign, advertisement, notice, or lettering shall be placed or inscribed on any parts of the building, or any windows or door.

3. No clothing or mops are to be hung or shaken out of windows. Nothing shall be hung over the balcony railing. Nothing shall be stored on the balcony.

4. No cooking or fires shall be permitted on the balconies. Any approved outdoor cooking or open flame shall be on ground level and must be at least 15 feet from the building.

5. Garbage shall be placed in plastic bag and placed into the dumpster Large items (pieces of furniture, rugs, boxes, etc) are to be disposed of in the dumpsters. Tenants who leave garbage or debris in the hallways will be assessed a removal charge of $25.00 a piece.

6. Persons shall not use the hallways, interior or exterior stairwells for loitering purposes.

7. Soliciting is not permitted in the buildings.

8. Smoking is not permitted in the management office, hallways or any indoor common areas.

9. Consumption of alcoholic beverages is not permitted in the common areas, or on property grounds.

10. Rent payments are due on the FIRST day of each month. On the SECOND day of the month it is considered late with no penalties. You will be assessed a $35.00 late charge on the SIXTH day of the month. No personal checks accepted after the 6th day of any month.

11. All vehicles must be registered with the Management office and a resident is allowed two registered vehicles. If your vehicle is parked on the property it is to be in “road worthy” condition at sole judgment of Management. Any vehicle deemed abandoned or in violation of this policy will be tagged with a 24 hr notice to tow, unless illegally parked then it will be towed immediately. . There is no vehicle washing or maintenance allowed on the property. No parking in the carports unless purchased and assigned through Management.

12. Satellite dishes and Antennas: You must complete a satellite addendum and abide by its terms prior to installation and use.

13. LAKE SHORE, IT'S OWNER, and Agents for the Owner, ARE NOT RESPONSIBLE OR LIABLE FOR LOSSES DUE TO FIRE, THEFT, FLOOD, OR DAMAGES TO ARTICLES ON THE PREMISES. RENTERS INSURANCE IS RECOMMENDED.

Rules can be added and amended at any time during the lease term. Failure to abide by the above said notice may result in the Landlord evicting the tenant from the premises.

Pool and Fitness Rules

1. POOL: When using the pool, Resident(s) agree to the following:

Residents and guests will adhere to the rules and regulations posted in the pool areas and Management policies.

All swimmers swim at their own risk. Owner is not responsible for accidents or injuries.

For their safety, Residents should not swim alone.

Pool hours are posted at the pool.

A parent or legal guardian must accompany children under the age of 18 at all times.

No glass, pets, or alcoholic beverages are permitted in the pool area. Use of paper or plastic containers only.

Proper swimming attire required at all times and a swimsuit “cover up” should be worn to and from pool.

No running or rough activities are allowed in the pool area. Respect others by minimizing noise, covering pool furniture with a towel when using suntan oils, leaving pool furniture in pool areas, disposing of trash, and keeping pool gates closed.

Resident(s) must accompany their guests.

Resident(s) must notify Owner at time there is a problem or safety hazard at the pool.

2. FITNESS CENTER: When using the clubhouse or fitness center, Resident agrees to the following;

Residents and guests will adhere to the rules posted at fitness center and Management policies.

The fitness center is not supervised. Resident(s) are solely responsible for their own appropriate use of equipment.

Resident(s) shall carefully inspect each piece of equipment prior to use and shall refrain from using any equipment that may be functioning improperly or that may be damaged or dangerous.

Resident shall immediately report to Management any equipment that is not functioning properly, is damaged or appears dangerous, as well any other persons' use that appears to be dangerous or in violation of Management rules or policies.

Resident shall consult a physician before using any equipment in the fitness center and before performing any aerobics or exercise class, and will refrain from such use and participation unless approved by Residents physician.

Resident will keep fitness center locked at all times during visit to fitness center.

Resident will not admit any person to the fitness center that has not registered with the Management office.

A parent or legal guardian must accompany children under the age of 18.

Resident must accompany guests, and no glass, smoking, eating, alcoholic beverages, pets, or black sole shoes are permitted in the fitness area.

Gate Policies

1. Each apartment is allowed two gate cards for the occupant's use. Other occupants listed on the lease may purchase gate cards at a cost of $10.00 per card. Replacement of lost or stolen cards is also $10.00 per card. All damaged cards must be returned to the office before replacement will be made.

2. Residents will be responsible for keeping their cards in the possession.

3. Do not follow behind other vehicles to get into the premises. Allow the vehicle before you to enter and the gate to close before entering your card for access.

4. Management will not be responsible for any damages to resident's or resident's guest vehicles due to gates.

5. I/we agree to pay The Lake Shore Apartments should issued gate cards be lost, damaged or stolen before I/we will be issued any other cards. At the time of move-out all cards must be returned to The Lake Shore Apartments. For any cards not returned, the amount will be deducted from security deposit.
